WLHA Board of Directors 9/18/08

The joint meeting of the WLHA BOD and ARB was held at Giuseppe’s Restaurant.

Members present – John Bogue, President; Colleen Brooks, Vice President; Wayne McKitrick, Treasurer; Debbie Clayton, Secretary; Ron Simmons, Director; Bryan Cobb, Developer Liaison.

ARB Members present – Bo Clayton, Ronnie Harris, Russ Beck.

Wayne McKitrick distributed the financial statement for the period ending 8/31/08.  It was noted we have collected all homeowner dues with the exception of one homeowner.  There has been a payment applied to this past due account and they plan to bring it current as soon as possible.

John Bogue presented some ideas to the group regarding streamlining the ARB approval process.  He has suggested we use the web for as much of the process as possible. For example:

-          Use the website for as much of the ARB process as possible

-          E-mail notification to ARB members when a request has been submitted

-          Lot owners/homeowners can request ARB approvals online

-          Lot owners/homeowners can check the status of their request

-          Allow neighbors to be updated on building projects in the neighborhood

John suggested we consult with Tom Murray for direction on how to go about adding this to the website.  He also suggested we purchase a scanner for the association to scan in ARB items.  It was agreed to purchase a scanner for the association.

There was also some discussion around covenant compliance (i.e. sheds, garages, etc.) in the neighborhood.  How does the association make sure every homeowner is aware of the covenants and restrictions?  What legal recourse does the association have if compliance is ignored?  Should there be fines/penalties for infractions of the covenants?

The WLHA Board and ARB have the right to make any exemptions or grandfather items.

The common area has several dead trees which need to be removed.  Ronnie Simmons volunteered to get a quote to remove the trees and perform any additional tree work required.

The Board would like to thank the ARB members for attending the meeting.  It was decided we should have a combined meeting once per quarter.

The next meeting will be Thursday, October 16th, at Giuseppe’s at 6:30.
